CONSTRUCTION MANAGER

OBJECTIVES:         To be responsible for the on-site construction of a Wormald Homes project on schedule and in accordance with Wormald quality standards.  To supervise all onsite personnel, subcontractors and vendors necessary to construct and use the constructed buildings.  To manage customer service and warranty needs within the project.

 

RESPONSIBILITIES:

 

Project Management:

Perform constructability reviews of Contract Drawings and Specifications.

Prepare and maintain construction schedules

Staff construction project as required to meet schedule and quality requirements

Meet with Sales Manager to review customer selections as necessary

Ensure all paperwork and project files are maintained on site.

Organize and conduct weekly progress meetings on site with subcontractors and site staff.

Approve invoices weekly.

Identify unresolved design issues sufficiently in advance to allow time for proper design.

Be a team player with Wormald staff and be willing to tackle any task.

 

General Construction:

Implement and coordinate MOSH program on site

Conduct safety tool box talks.

Order materials as required.

Establish and maintain field office on site.

Communicate with the City Inspector and Fire Marshall and ensure all inspection requirements are met.

Maintain construction photographs

Maintain record documents

Record as-built details on Construction Documents.

Inspect progress of each unit daily.

Open up job at the beginning of the day

Lockup job at the end of each day

Be responsible for all security on the site.

Keep job site clean and in order.

Coordinate receiving, unloading and storage of material deliveries.

Oversee checking of quantities and sign off on tickets for materials delivered to site.

Hire laborers, assistant or other staff required to complete project.

Control costs to ensure most effective use of resources.

 

Building Construction:

Construct building in accordance with plans and specifications with assistant superintendents and administrative support as required

Select and coordinate work of inspection services

Select and order all cranes, lifts and other equipment required on site.

Direct the work of the subcontractors and vendors

Ensure timely completion of the work

Inspect quality daily and demand excellence in the constructed product

Walk the site at least twice a day to ensure all staff and subcontractors are working efficiently and correctly.

Communicate constantly with subcontractors and vendors to ensure timely performance

Anticipate problems and correct them before they occur

 

Sitework:

Coordinate stakeout of site improvements.

Order and supervise installation of all landscaping.

Oversee installation of all on-Lot utilities

Select contractor and coordinate sitework excavation and grading requirements

 

Unit Finishing:

Ensure successful construction of units as defined in customers sales contracts.

Perform framing dimension check of all framed units

Ensure framing checklist is completed immediately prior to the close-in inspections.

Complete framing checklist on each unit and get list checked off according to schedule.

Oversee Assistant Finish Superintendent and ensure proper scheduling and quality of work.

Develop and maintain finishing and walk-through inspection schedule.

Oversee final inspection, walkthrough and post-settlement customer service on each unit by Assistant Superintendent.

Develop settlement schedule and evaluate staffing requirements.

Inspect the work of each finish trade to ensure quality and full execution of work.
